The Basics of the Construction Process


Phase I – Team Building

  • In this critical phase I will work with owner to form the core team that will help with the design while adapting to meet energy conservation regulations & incentives.

Phase II – Plans & Specifications

  • Work closely with (Owner, Architect, Engineers & Energy Consultants) in developing budgets and energy conservation methods.

Phase III – Pricing

  • Begin bidding process for determining actual costs for materials and labor to construct the project,  acquiring a minimum of two bids from suppliers and subcontractors.

Phase IV – Permitting & Site Preparation

  • Land clearing strip top soil and establish rough grades.
  • Deploy erosion control if required.
  • Mobilize storage and office trailers etc.
  • Establish temporary utilities.

Phase V – Construction

  • Excavate for foundation.
  • Install foundation and apply waterproofing perimeter drainage.
  • Install foundation drainage systems and back fill with compaction.
  • Install all utility lines determined to be below grade.
  • Grade basement and garage for concrete slabs.
  • Install all piers and backfill.
  • Frame/Roofing/Siding/Windows & Doors
  • Interior masonry & fireplaces.
  • Rough all interior utilities, plumbing, HVAC, electrical and communication systems…
  • Rough inspections for utilities and frame & Duct leak test verification.
  • Insulation installed.
  • Install board & plaster, and do exterior painting.
  • Install tile and stone floors & walls.
  • Install cabinets and countertops.
  • Install interior wood trim & Millwork.
  • Hardscape – stonewalls, patios, walks…
  • Complete installation of plumbing, HVAC, electrical and communications systems, and install appliances.
  • Interior painting, hard wood floors, carpet and wall finishes.

Phase VI – Completion & Occupancy

  • Final inspections for plumbing, electric and HVAC systems.
  • Blower door & duct tests.
  • Final building inspection and Certificate of Occupancy
  • Remove all temporary trailers and utilities.
  • Customer/Builder white glove inspection.
